What pressure washing insurance costs (2026)
| Coverage | Solo operator (annual) | Small crew (annual) |
| General liability ($1M/$2M) | $400 - $900 | $800 - $1,500 |
| Tools & equipment coverage | $100 - $250 | $200 - $400 |
| Workers' compensation (per $100 payroll) | N/A (no employees) | $25 - $60 |
| Commercial auto (if hauling a rig) | +$300 - $800 | +$600 - $1,200 |
A realistic starting point for a solo operator: $500 - $1,000/year. For one employee doing washing work, budget $1,500 - $2,500/year total.
Why operators get quoted very different prices
- State and city - coastal and high-claim areas cost more.
- Claim history - one window claim raises premiums for 3-5 years.
- Quoted revenue - higher projected revenue = higher premium. Quote your real number.
- Coverage extras - "$500/year" quotes often exclude tools, water damage endorsement or umbrella layers.
What your policy must cover for washing work
- Property damage - the #1 pressure washing claim is water damage (windows, seals, siding, landscaping). Make sure "water damage" is not excluded.
- Bodily injury - a customer slips on your wet walkway and you are the one with the policy.
- Defense costs - legal defense even when you win can run five figures. Ensure it is included.
- Certificate holder naming - HOAs and commercial clients require you to name them as additional insured. Most carriers do this free.
How to buy without overpaying
- Get quotes from 2-3 providers that specialize in cleaning/landscaping trades (they underwrite washing work correctly).
- Start with $1M/$2M general liability - it satisfies 95% of client requirements.
- Add tools coverage once your equipment value exceeds ~$2,000.
- Re-quote at renewal; washing premiums have been stable but shopping saves 10-20%.
